Why we lead with the light
You cannot turn a house round.
You can rebuild a kitchen and dig a cinema under the lawn, and on this coast people routinely do. But a terrace that loses the sun at five will lose it at five for as long as the house stands.
So every house we take on is measured: where the sun rises and sets over it in every season, which rooms it reaches and for how long. Occasionally the honest answer costs us a sale. We think that is the job.

We shortlist by light as much as by bedrooms, and show you each house at the hour that matters to you, measured before anyone travels.

The viewing
Booked for that hour. One of us is there, has been there before, and knows which window to open first.

The keys
The same desk from the first call to completion, and afterwards if you want the house run, let or looked after.
